Join

Join gives project teams a shared system of record for the design phase. Estimates are imported into the platform, and the budget, contingencies and allowances are tracked against each design milestone, while value engineering ideas, owner decisions and scope options are logged as items with their cost impact. Scenario modeling compares alternatives side by side, validation and programming tools check early viability against historical project data, and the Insights dashboard, released in 2024, shows executives preconstruction health across all projects, including overdue decisions and jobs at risk of exceeding contingency.

Join does not replace estimating software: it accepts files from Sage Estimating, Trimble WinEst, DESTINI Estimator and Ediphi, or any estimate exported to Excel, and applies RSMeans cost indexes. Schedules import from Oracle Primavera P6, Primavera Cloud and Microsoft Project, change order data syncs with Procore and Autodesk Build, and documents connect through Egnyte and Autodesk Docs. 2026 updates added decision due dates on a design timeline, a risk register linked to decisions, a rebuilt milestone report builder and upgraded PDF exports, and Join offers an MCP connection for AI assistants. The company says most teams are running within a week after a 30–45 minute training session.

Join was founded in 2017 by CEO Andrew Zukoski, Drew Wolpert, Jim Forester and Ye Wang, who met while working at a spinout of Google X, and is based in Oakland, California. A $16 million Series A led by SignalFire in 2022 brought total funding to $30 million, and in 2025 it took a further growth investment from WND Ventures, the venture arm of DPR Construction, and STO Building Group. Join says more than half of the ENR Top 50 contractors use it. Pricing is a subscription quoted to each customer, with no public price list.
